Smoke and Carbon Monoxide Alarm Regulations 2015

New regulations require private sector landlords, from 1 October 2015, to have at least one smoke alarm installed on every storey of their rental property and a carbon monoxide alarm in any room where solid fuel is used. After that, the landlord must make sure that the alarms are in working order at the start of each new tenancy.

Local authorities are responsible for enforcing the regulations. An authority will is required to issue a remedial notice to a landlord if it has reasonable grounds to believe that the landlord is in breach. If the landlord fails to comply with the notice, the local authority must, if the occupier consents, arrange the necessary action to ensure that the property is compliant. The local authority can also levy a civil penalty charge on the landlord of up to £5,000.

Through Cumbria Fire and Rescue Service the Council are currently offering landlords up to five smoke alarms free of charge. Please contact us on 01900 702570 to request alarms.
